7-12 Leinster Square

7-12 Leinster Square forms part of a classic 1860s Victorian terrace located in the heart of the Bayswater. The development sensitively reintroduces a townhouse plan form, offering luxury townhouses to the lower floors and contemporary lateral apartments above. Our response combines the historic interior proportions of the terrace with modern, high-end residential design.

Reinstating the historic features

Following several decades serving as a budget hotel, the terrace of townhouses were in need of a major refurbishment to return them to their original grand appearance. Original Victorian features were severely damaged, mainly through poor upkeep and the addition of party walls to create small bedrooms and corridors. The scheme involved reinstating the grand historic ceilings and stone staircases, refurbishing the floors and returning the building’s stuccoed façade to its former grandeur.

"The property offers us an opportunity to carry out a high quality conversion, showcasing our design skills in one of Central London’s historic garden squares."
