A refined industrial aesthetic
Most of the front brick elevation is retained but we have introduced a modernised entrance and window bays at the lower levels. A new stepped extension to the rear will provide valuable additional office space while externally creating an improved green aspect for neighbours. The design also involves demolition and rebuilding of the core, rationalising the office space, remodelling the fifth floor roof space and replacing car parking with provision for cyclists.
Using a refined industrial aesthetic, the building is designed to attract a range of occupiers, reflecting its location between the City and east London. The existing concrete waffle slabs have been exposed to maximise the ceiling heights on all floors utilising an exposed conditioning system design. The interior has been specifically designed to appeal to the technology, media and telecoms (TMT) market.
The redevelopment will reflect current standards and requirements, including those related to energy performance and accessibility. The proposal increases the net lettable area by approximately 400sqm to a total of 1925sqm.
